Jewish Care’s objective

To provide a state-of-the-art aged care facility, with retail and commercial areas, car parking and residential units, that promotes comfort, independence and luxury.

Background

Jewish Care is a leading provider of Aged Care and community care services for the Jewish community in Melbourne and throughout Victoria.

Stage 1 of the redevelopment at 619 St Kilda Road in Melbourne delivered the Hannah & Daryl Cohen Family Building, a spacious 156 bed residential Aged Care facility.

Spanning nine storeys, this modern home comprises seven levels of residential aged care and two levels of essential community services. These include a synagogue, health and medical services, financial services, employment centre and rehabilitation.

Johnstaff’s role

Johnstaff was appointed as Project Manager and Superintendent for all phases of the project (Stage 1 of the master plan), including assisting with operational commissioning activities.

Our work on the project began with developing the site-wide master plan. The plan confirmed a redevelopment of the site over two stages, culminating in the replacement of all of the buildings on the site (except the Smorgon Family Nursing Home) and zones for further expansion.

Addressing the issues

Johnstaff developed complex construction staging and enabling works packages to ensure existing operations continued during construction. These included major services infrastructure diversions and a temporary commercial kitchen to service existing demand for the duration of construction works.

The main works were delivered under a design and construct contract, requiring significant detailed design input. This ensured both cost and design certainty, given the significance of this building in Jewish Care’s property portfolio.

Outcomes

  • Existing operations continued during construction

  • Cost and time certainty achieved with bespoke design and construct contract that had clear design intent and reference projects

  • Complex value management process successfully negotiated between the client and contractor
