Healius Limited and its subsidiary Specialist Diagnostic Services Pty Ltd (SDS) (parent company to WDP) leased land in Jandakot to construct a purpose-built facility to house all administration, laboratory and warehouse divisions in one location. The new facility is a 2-storey building with laboratory, warehouse and administrative functions.
Johnstaff were engaged to undertake Project Management and Superintendent roles on the project from 2019.
Under the Agreement for Lease (AFL) with Jandakot Airport Holdings Pty Ltd (JAH) and Jandakot City Holdings Pty Ltd (JCH) the lessor, JCH, were responsible for the construction of the base building and external works and, as the lessee, SDS, were responsible for the construction of the fit-out. This arrangement contributed significantly to the challenges of the project as the AFL was executed prior to the design team completing concept design.
The base build and internal fit out integration were challenging as the base build construction was almost complete by the time the fit out tender documentation was issued and the base build Contractor engaged to undertake the fit-out component of works.
Johnstaff played a significant role in ensuring both teams worked together to ensure the best possible outcome for the Client.

Other key challenges were: complexity of scope with services having to be installed within 1mm of specification to ensure Client supplied equipment could be installed, in addition to significant Client changes during construction.
Significant stakeholder engagement between Healius, SDS, WDP and VetPath across multiple States and various Perth locations.
Early notification to the Contractor the Lessor for significant design changes (construction of a COVID-19 Lab during construction) saw reduced EOT and associated costs as all parties worked together to quickly implement the changes.
Significant cost saving to the Client by utilising the same Contractor for base build and fit out.
Use of AS4000 heavily amended and a progressive lump sum mechanism provided over a $1m saving to the Client.
