Northwest Health are a multi-national REIT that delivers a range of health facilities in Australia and the world. This project includes the design and construction of a new greenfield 8-storey multi-tenant medical facility with direct link access to the existing Gold Coast Private Hospital comprising circa 12,000m2 lease area.
Johnstaff has been engaged for full Project Management and Superintendent Services from Feasibility to operational commencement. The first phase was design development from schematic stage through to authority lodgement and approval. Phase 2 was contractor engagement with initial intention of undertaking and ECI Process. This developed into a two-builder tender and subsequently early works package engaged under a letter of intent. Johnstaff were involved in significant contract negotiations and contract set up. Following engagement of the builder Johnstaff supported design development, managed the contractor through the construction phase, and ultimately into the operational phase. Johnstaff has also been heavily involved in tenant design discussions.
Contractual negotiations were hampered by the client being unable to secure a development approval prior to contract signing. Johnstaff’s input was critical in attaining the development approval through detailed negotiations with the client, contractor and consultants. Detailed record keeping, organisation and coordination made it possible to move forward with contract execution with the development approval not yet resolved.
Another significant issue was a general lack of contract administration by the contractor. Johnstaff ensured detailed monitoring and administration of site works and contractor responsibilities, allowing the client to stay informed.
