Opal’s objective

To provide a high quality aged care home in the region that meets the needs of residents and the home's team, and addresses climate challenges.


Background

The new three-storey Aged Care home in Melville, WA has 119 beds, generous living and dining areas, six wings, a full commercial kitchen and laundry.  The garden areas next to the ground floor Memory Support Neighbourhood have been designed to provide sensory cues and memory supports to help people living with dementia live with meaning and purpose.

The home also features large, full-height windows in all bedrooms and living areas, which provide ample natural light.

Johnstaff was engaged by Opal as Project Manager and Superintendent for the delivery of a new three-storey aged care home.

Addressing the issues

The briefing documents were initially based on the conditions on the east coast of Australia. We worked closely with the client and consultant team to tailor the brief and design to suit the local region. 

Johnstaff also worked with Opal to develop a procurement model that would suit the WA construction market, while still maintaining the desired risk profile.

One of the key planning challenges was that the overall building height proposed exceeded the City of Melville height policy. To address this, we worked closely with the design team to ensure the building height and the base level were as low as possible, without compromising good design practice. 

We closely consulted with the City of Melville, which helped ensure the development application process was highly successful. It received unanimous support from all five JDAP members.

Johnstaff also assisted Opal in its public consultation with local residents. Additionally, we managed the public art commission to meet the City of Melville’s compulsory 1% public art component for all developments above $2 million.
