The works involve refurbishment of the heritage façade including new windows, glazed northern façade, internal structural modifications and additional of two new levels and two new mezzanine spaces, additions of new elements including entry lobby, external stair and additional levels and hard and soft landscaping to create an entry forecourt.
Johnstaff have been engaged as project and construction managers to manage the planning, design and delivery of the project. Johnstaff have also aided in the tenancy strategy.
The Brewery Yard site is unique in that it includes a trigeneration plant on the roof. These facilities provide the thermal energy to all of Central Park. There are a number of easements on the site and works have been designed to keep the existing infrastructure operational and uninterrupted.
Johnstaff managed the engagement of the consultant team, design development, SSD application process, early works construction and the tender for the main works.
Johnstaff are also playing a direct role in leasing negotiations jointly with the client. The construction of the main works will commence once heads of agreement for a lease are executed with a tenant.
During construction Johnstaff will be acting as the Superintendent between IP Generation and the Head Contractor.
